Planning Permission for Flat Roofs: What You Need to Know

Do you need planning permission for a flat roof? The rules are more nuanced than many people realise.
Whether you need planning permission for flat roofing work depends on the nature of the project. Straightforward like-for-like replacements generally don't require permission, but significant alterations or additions may.
Like-for-Like Replacement
Replacing an existing flat roof with a similar system — even upgrading to a better material — does not usually require planning permission. This is considered maintenance or repair work and is typically permitted development.
New Extensions
Permitted development rights allow most single-storey rear extensions up to 4 metres (3 metres for terraced/semi-detached) without planning permission, subject to conditions on height, materials, and site coverage. Always check with your local planning authority before starting work.
Roof Terraces
Converting a flat roof to a usable roof terrace almost always requires planning permission. This is because it can affect the privacy and outlook of neighbouring properties.
Conservation Areas and Listed Buildings
If your property is in a conservation area or is listed, the rules are stricter. Even like-for-like replacement work may require consent. Always consult your local planning authority first.
Building Regulations
Even when planning permission isn't required, Building Regulations approval may be needed — particularly for structural work or when upgrading insulation. Your contractor should advise on this. We work with approved inspectors and can guide you through the process.
