Do you need planning permission for a flat roof? The rules are more nuanced than many people realise.

Whether you need planning permission for flat roofing work depends on the nature of the project. Straightforward like-for-like replacements generally don't require permission, but significant alterations or additions may.

Like-for-Like Replacement

Replacing an existing flat roof with a similar system — even upgrading to a better material — does not usually require planning permission. This is considered maintenance or repair work and is typically permitted development.

New Extensions

Permitted development rights allow most single-storey rear extensions up to 4 metres (3 metres for terraced/semi-detached) without planning permission, subject to conditions on height, materials, and site coverage. Always check with your local planning authority before starting work.
