One of the most common questions we're asked is: how long will a flat roof last? The honest answer is — it depends on the material, the quality of installation, and how well it's maintained.

Felt (Bitumen) Roofing

Traditional three-layer felt roofing typically lasts 10–20 years. Single-layer felt systems are at the lower end of this range. While felt is the most affordable option, it requires more maintenance and more frequent replacement than modern systems.

EPDM Rubber Roofing

High-quality EPDM systems typically last 30–50 years. The material is UV-resistant and performs well through freeze-thaw cycles, making it well-suited to the UK climate. Many manufacturers offer 20–25 year guarantees.

GRP Fibreglass Roofing

GRP fibreglass roofing has a similar lifespan to EPDM — typically 25–40 years. Being rigid and seamless, it's highly resistant to impact and weather damage. With proper maintenance, a GRP roof can last decades.
