Deciding between a flat roof and pitched roof for an extension or new build? Here's a balanced comparison to help you choose.
When planning an extension or replacement roof, the flat vs pitched question is one of the most fundamental decisions. Both have genuine merits — the right choice depends on your building, budget, aesthetic preferences, and planning constraints.
Flat Roof Advantages
- Lower construction cost for a given footprint
- Can be used as usable outdoor space (with correct spec)
- Contemporary architectural look
- Easier to add rooflights across the whole surface
- Can be used where height restrictions apply
- Green/living roof options
Flat Roof Disadvantages
- Requires more maintenance than a well-built pitched roof
- Higher insurance premiums on some policies
- Historically had a poor reputation (largely outdated with modern systems)
- Not suitable for very exposed, high-rainfall locations without very careful specification
Pitched Roof Advantages
- Sheds water more actively — inherently lower maintenance
- Longer lifespan with minimal intervention
- Standard insurance policies
- More traditional appearance (may be required by planners)
Planning Considerations
In conservation areas or for listed buildings, flat roofs may not be approved by planners who require development to match the character of the area. Check with your planning authority before committing to a flat roof design.
Our View
Modern flat roofing systems with 25–30 year lifespans have largely addressed the historic reputation problems. For contemporary extensions with rooflights, flat roofs are an excellent choice. For traditional-style properties or very exposed locations, a pitched roof may serve better.
