Flat Roof Ventilation: Why It Matters and When It's Required

When does a flat roof need ventilation? Here's a guide to understanding ventilation requirements for different flat roof constructions.

Flat roof ventilation is a topic that confuses many homeowners and even some contractors. The simple answer is: warm roof construction doesn't require ventilation; cold roof construction does. Here's why.

Why Cold Roofs Need Ventilation

In a cold roof, the space between the ceiling insulation and the roof deck is unheated. Moisture-laden air from inside the building can migrate into this space. Without ventilation to carry moisture away, it condenses on the cold roof deck, causing rot and damp.

Cold Roof Ventilation Requirements

British Standards BS 5250 and BS 6229 require cross-ventilation of cold flat roofs. The ventilation gap must be at least 50mm clear above the insulation, with ventilation openings at opposite ends of the roof to allow through-flow. This is complex to detail correctly on domestic roofs.

Why Warm Roofs Don't Need Ventilation

In a warm roof, the insulation is above the structural deck. The deck is maintained above the dew point by the insulation layer, so condensation doesn't form on it. No ventilation is needed, which simplifies construction considerably.
