Adding a skylight or roof light to a flat roof is one of the most effective ways to bring natural light into a room. Modern flat roof skylights are highly insulated, weather-tight, and can transform an otherwise dark extension or living space.
Types of Flat Roof Skylights
- Fixed skylights — non-opening, simplest and most affordable
- Opening skylights — manual or electric opening for ventilation
- Walk-on rooflights — reinforced glass suitable for roof terraces
- Pyramid skylights — raised profile for architectural interest
- Tubular skylights — for rooms where a full skylight isn't possible
Waterproofing Considerations
The junction between the skylight frame and the roof membrane is a critical detail. Poor waterproofing at this point is a common cause of leaks. All skylights should be installed with a properly detailed kerb (upstand) and appropriate flashing to the roof membrane.
Planning and Building Regulations
Most fixed skylights on flat roof extensions can be installed under permitted development rights. Opening skylights may have restrictions. All new rooflights must meet Building Regulations requirements for thermal performance and structural loading.
Combining Skylights with a New Roof
