Flat Roof Lifespan: How Long Does Each Material Last?

Different flat roofing materials have very different lifespans. Here's a realistic guide to how long each system should last in UK conditions.

One of the most common questions we're asked is 'how long will my new roof last?' The answer depends heavily on the material chosen, the quality of installation, and how well the roof is maintained. Here's an honest guide.

Mineral Felt

Traditional 3-layer mineral felt: 10–15 years. High-performance modified bitumen felt: 15–20 years. Felt degrades through UV exposure and thermal cycling. The lap joints are the most vulnerable point.

GRP Fibreglass

GRP fibreglass roofing: 25–30+ years. Some older installations have exceeded 40 years with minimal maintenance. The material is essentially inert once cured and is highly resistant to UV and weathering.

EPDM Rubber

EPDM rubber: 30–50 years. The material itself is exceptionally durable — EPDM used on rooftops since the 1960s still tests within specification. Failure almost always occurs at joins or flashings rather than in the membrane itself.

TPO and PVC Single Ply

Single ply systems: 25–30 years. Heat-welded seams make TPO and PVC highly reliable. The main vulnerability is mechanical damage from foot traffic and UV degradation of exposed areas.

Liquid Applied Systems

Cold-applied liquid systems: 20–25 years depending on specification. Some premium PMMA systems come with 25-year guarantees. The main risk is improper mixing or application, which affects cure quality.
