My Flat Roof is Leaking — What Should I Do?

Discovered a flat roof leak? Here's the step-by-step guide to minimising damage, finding the source, and getting it fixed properly.

Discovering your flat roof is leaking can be alarming. Acting quickly and calmly will minimise damage and help ensure the repair is done correctly. Here's exactly what to do.

Step 1: Contain the Water

Place buckets or towels to catch drips. If water is pooling on a ceiling, carefully pierce the plaster at the lowest point to drain it in a controlled way rather than letting it spread and cause a larger collapse. Move valuables and furniture away from the area.

Step 2: Document Everything

Take photos of the water ingress, any staining, and if safe to do so, the roof surface from a window or door. This is important for insurance purposes and helps the roofer diagnose the problem.

Step 3: Contact a Roofer

Call a specialist flat roofing contractor rather than a general builder. Describe the location and extent of the leak. Many reputable companies offer emergency callout services for active leaks.

Step 4: Temporary Protection

A roofer may apply temporary waterproofing (such as a bitumen-based liquid or tape) to stop the leak while a full repair is planned. This is normal — don't be concerned if the contractor can't do a permanent fix the same day.

Step 5: Get the Problem Diagnosed Properly

Water doesn't always enter at the point it appears inside. A good roofer will carry out a proper survey before quoting for repairs. Be wary of anyone who quotes for a full replacement without properly diagnosing the cause.
