You don't need to be a roofer to carry out a basic flat roof inspection. Use this checklist to spot problems early — safely from the ground or a window.

You don't need to climb onto your roof to carry out a useful inspection. Most early warning signs can be spotted from the ground, from an upstairs window, or from a ladder at the edge. Catching problems early is always cheaper than dealing with them after they've caused water damage.

From the Ground or Window

  • Are gutters and downpipes overflowing? Could indicate a blocked drain outlet
  • Is there any visible sagging or unevenness in the roof surface?
  • Can you see any obvious splits, tears, or blistering from window level?
  • Is there moss or significant debris on the surface?
  • Are fascias and barge boards in good condition?

Inside the Building

  • Any new water staining or damp patches on ceilings below the flat roof?
  • Any musty smells suggesting damp in the roof space?
  • Any visible mould growth on walls or ceilings?

At the Roof Edge (From a Ladder)

  • Is the edge trim/drip edge secure and undamaged?
  • Are gutters clean and free-flowing?
  • Is the membrane visible at the edge and does it look intact?
  • Are flashings at any abutting walls in good condition?

When to Call a Professional
