Regular maintenance extends the life of your flat roof and prevents costly repairs. Here's a practical guide to keeping your roof in top condition.
A well-maintained flat roof can last many years beyond its expected lifespan. Most of the maintenance tasks involved are simple and inexpensive — and far cheaper than emergency repairs or early replacement.
Annual Inspections
Have your flat roof professionally inspected once a year, ideally in autumn before the worst of the winter weather. An experienced roofer will spot early signs of deterioration, failed seams, or drainage issues before they become serious problems.
Clear Drains and Gutters Regularly
Check and clear roof drains, outlets, and gutters at least twice a year — in spring and autumn. Blocked drainage is one of the biggest causes of flat roof failure.
Keep the Roof Clear of Debris
- Remove fallen leaves, branches, and debris after storms
- Clear any moss or algae growth — these hold moisture against the membrane
- Check for and remove any vegetation growing at the roof edges
- Never allow soil or plant matter to accumulate on the roof surface
Limit Foot Traffic
Flat roofs are not designed for regular foot traffic. Unnecessary walking can puncture or crack the membrane, especially in cold weather when GRP and felt become more brittle. If regular access is needed, install proper walkway boards.
Respond Quickly to Problems
If you notice any signs of deterioration — blistering, cracks, water stains inside — address them promptly. Small repairs are significantly cheaper than allowing problems to escalate. Contact us for a free repair survey.
