EPDM rubber roofs are durable, but they do occasionally need repairs. Here's what's involved in a professional EPDM repair and what to expect.

EPDM rubber roofing is highly resistant to damage, but physical impact, movement at joins, and flashing failures can all cause problems. Here's what a professional EPDM repair looks like and why the materials used matter.

Types of EPDM Repair

  • Patch repair: a section of EPDM membrane bonded over a damaged area
  • Seam repair: re-bonding or reinforcing a failed seam join
  • Flashing repair: re-dressing a flashing at a wall upstand or penetration
  • Trim repair: re-sealing at the perimeter drip trim

Why Materials Compatibility Matters

EPDM repairs must use EPDM-compatible adhesives and patch material. Applying bitumen-based products to EPDM is a very common mistake that causes further damage. EPDM solvents and bitumen are incompatible — applying the wrong product can cause the EPDM to swell and delaminate.

The Repair Process

A proper EPDM patch repair involves: cleaning the area with EPDM primer/cleaner, applying bonding adhesive to both the patch and the substrate, allowing adequate flash-off time, applying the patch carefully to avoid air bubbles, and rolling the repair to ensure full adhesion.

When Repair Isn't Enough
