Choosing the right roofing contractor is as important as choosing the right material. Here's what to look for and how to avoid common mistakes.

A flat roof is only as good as its installation. The best material in the world will fail if it's badly fitted. Choosing a competent, reliable contractor is therefore the most important decision in any roofing project.

Look for Specialist Flat Roofers

General builders often subcontract roofing to whichever roofer is available. A specialist flat roofing contractor does this work every day, understands the detailing, and takes direct responsibility for the result. We'd always recommend using a specialist over a general builder for any significant flat roofing project.

Check Accreditation

Look for contractors who are approved installers for the roofing systems they use. Major manufacturers like Firestone, Sika, and Bauder have approved contractor schemes — an approved installer is trained in the correct specification and installation technique, and their work may be eligible for an extended manufacturer guarantee.

Ask for References and Photos

A confident, competent roofer will have a portfolio of recent work and satisfied customers they're happy to put you in touch with. If a contractor can't provide references, that's a warning sign.

Verify Insurance

Any contractor working on your property should carry public liability insurance (minimum £2 million recommended). Ask to see their insurance certificate. Employers' liability insurance is also required if they employ anyone. Working with an uninsured contractor leaves you exposed.

Get Everything in Writing

A professional contractor will provide a detailed written quote, written terms, and a written guarantee on completion. If anything is verbal only, get it confirmed in writing before work starts. A good contractor will have no issue with this.
