Commercial Flat Roofing: Key Considerations

2 May 2026

Commercial flat roofs have different requirements to domestic roofs. Here's what facilities managers and business owners need to know.

Commercial flat roofs are subject to different stresses and requirements than domestic roofs. Larger spans, rooftop equipment, foot traffic, and the consequences of business disruption all make getting commercial roofing right even more important.

Scale and Complexity

Commercial roofs are typically much larger than domestic roofs and often feature multiple drainage zones, rooftop plant, skylights, and access hatches. Careful planning of drainage falls and waterproofing details around penetrations is critical.

Common Commercial Roofing Systems

  • EPDM rubber membrane — excellent for large areas, flexible, cost-effective
  • Single-ply membranes (TPO/PVC) — lightweight, heat-welded seams, good chemical resistance
  • Liquid waterproofing systems — ideal for complex details and refurbishments
  • Built-up bitumen systems — traditional but being replaced by modern alternatives
  • Green/living roofs — sustainability benefits, increasing demand for commercial buildings

Minimising Business Disruption

Roofing work on a working commercial building requires careful planning. We work with clients to schedule work outside business hours, in sections, or during planned shutdowns to minimise disruption.

Warranties and Guarantees

Commercial projects should be accompanied by comprehensive warranties — typically 10–25 years from the manufacturer and workmanship guarantees from the contractor. We provide full documentation on completion.

Maintenance Programmes

A planned maintenance programme extends the life of commercial roofs and helps protect warranties. We offer annual inspection and maintenance contracts for commercial clients.
